Policies and Terms of Business For Guest Stays (B&B, Ranch Stays in the main house and Chuckwagon)
It is the responsibility of our guests to read and understand our policies and Terms of Business prior to booking at Dreamscape Ranch. If you have questions about any of the information provided here, please contact us.
We highly recommend that you contact your travel agent or credit card company regarding trip cancellation insurance to cover the refund of accommodations costs in case of unforeseen changes to your plans (such as, delays, strikes, closure of air ports or roads, death in family, etc.).
The facilities at Dreamscape Ranch are not wheelchair accessible.
As owners of an intimate Guest Ranch, any cancellations greatly affect us so please be sure of your dates and travel plans before you book your stay. Once we have committed to hold a room for you we will turn away subsequent inquiries so we appreciate your understanding of our policies as explained herein.
A room cannot be reserved for you without a deposit. All reservations require a deposit of 50% of the total booking (including applicable tax) at the time of reservation.
Holidays and Long-Weekends:
A two-night minimum stay is required on all major holidays and holiday weekends throughout the year, including special event weekends.
Deposits for single room bookings will be refunded if we receive your cancellation notification at least fourteen (14) calendar days prior to your arrival date. If your cancellation notification is received with less than fourteen calendar days remaining before your arrival, but we are able to re-book the room, then a deposit refund will be provided. See below for Group Reservation Policies.
Cancellations must be made by calling the ranch and speaking directly to Lea or Erika Thorson. Messages are not accepted.
While we sympathize with any unforeseen circumstances that may shorten your visit, once you have checked in we will no be able to re-book your room. Due to this, no refund is provided for early departure.
If you have a confirmed reservation but you do not arrive, we won't be able to re-book your room. Due to this, no refund is provided.
All reservation policies as noted herein also apply to reservations being paid for (in whole or in part) with Gift Certificates.
All reservation policies as noted herein apply to Group Reservations with the exception of the following: Deposits for groups requiring three (3) rooms will be refunded if we receive your cancellation notification at least thirty (30) calendar days prior to the arrival date. If your cancellation notification is received with less than thirty calendar days remaining before our arrival, but we are able to re-book the rooms, then a deposit refund will be provided.
"B&B" rates are per person and include a full breakfast. "Ranch Stay" rates are per person and include breakfast, lunch and dinner.
Check-In and Check-Out
Our check-in time is 3:00 p.m. Pacific Time, but we will be happy to check you in early if the room is not occupied. You are also welcome to leave your baggage with us if you arrive early and the room is still occupied. Please arrive as close to the specified check-in time as possible. If your arrival time is going to be delayed, please contact us as soon as possible to let us know you are still on your way.
Our check-out time is 12:00 p.m. (Noon) Pacific Time. If you have a late flight or bus you are welcome to remain at the ranch, but we ask that you vacate your room on time so we can prepare it for the next guest.
Children are welcome. Our guest rooms have queen-size beds and, in some cases, we can add a cot for children 12 years of age or under. One of our rooms can fit a playpen and a cot (or foam mattress on the floor) if you have 2 younger children and want them in the room with you.
Very Important: We take pride in making our ranch a wonderful place to visit but there are dogs, cats, horses, large machinery and other potential hazards. Due to this, the safety of your children is your sole responsibility and you must ensure the children in your care are supervised by a parent or adult guardian at all times (this includes all interactions with all animals).
Smoking and Flames
Dreamscape Ranch has a very strict policy about smoking, open-flames and the burning of materials of any kind. We take this very seriously, so contravention of these policies will result in you being asked to leave the Ranch immediately without a refund.
There is no smoking inside of the House or the inside of the RV ("Chuckwagon").
Smoking is only permitted on the deck that wraps around the main house, and/or on the deck in front of the RV ("Chuckwagon"). All ash, butts and matches must be placed in appropriate containers which must remain on the deck.
Due to the risk of wild-fires and forest-fires, no open-flames or burning of materials of any kind (including smoking) is permitted anywhere on Dreamscape Ranch property or any of the neighboring ranch properties.
The use of candles is not permitted in Guest Rooms or in the RV (Chuckwagon) without advance permission of Dreamscape Ranch management.
Pets and Animals
Our Companion Animals: We have dogs and cats that share our home with us, so if you have allergies please be aware of this. The RV (which we have nicknamed "The Chuckwagon") is the only guest area that can potentially accommodate guests with pet allergies.
Your Companion Animals: If you have pets traveling with you, we reserve the right to determine how suitable it might be for your pet to stay at the Ranch. This is done on a case-by-case basis, so please bring this to our attention prior to booking with us (if we can accommodate your pet there will be a surcharge depending on the size of the animal).
Important: If you are permitted to bring your pet to the Ranch, your pet must remain on Dreamscape Ranch property. In particular, dogs are not permitted to accompany guests or riders onto neighboring ranches or properties.

Horseback Riding Policy
While we want everyone to have an enjoyable ranch experience, safety is our number one priority when it comes to horseback riding. Due to this Dreamscape Ranch has the following horseback riding policy in place:
All guests must sign a liability waiver before being permitted to work with the horses on the ground or in the saddle.
We reserve the right to require novice riders to take a Horsemanship/Riding Lesson (minimum of 30 minutes) so we can evaluate your ability.
We reserve the right to limit or restrict horseback riding for any reason which, in our judgment, may risk the safety of either the rider or horse.
Large and/or heavy people may not be able to ride if a horse of the appropriate size and temperament is not available.
Horseback/trail riding is provided for ranch guests only, and is not available for casual or 'drop in' visitors.
Subject To Change
Rates are subject to change without prior notification, but once a reservation deposit has been paid, that rate is guaranteed for your stay.
Policies are subject to change without prior notification during high impact periods and for special events.
Items Left Behind: If you have forgotten a personal item at the ranch please contact us. We would be happy to package it up and send it to you C.O.D. via postal mail or UPS.
Student Cancellation Policy, Terms and Conditions
Students are invited to read these provisions and note their responsibilities, arrangements for payments, cancellation terms and limitations on the liability of Dreamscape Ranch.
It is the responsibility of our guests/students at the time of booking to consider these policies.
Please be sure of your dates and travel plans before you book your stay with us. Once we have committed to hold the spot for you, we will turn subsequent inquiries away. Due to the limited space, any cancellations greatly affect us. We appreciate your understanding of our policies as explained below.
• Reservation deposit: All reservations made by phone or email are charged 50% of the total booking for the deposit within 7 days of confirming the reservation. The remaining cost of your stay must be paid at least ninety (90) calendar days before your arrival.
• Refund of Deposit Policy: Refunds of deposit will be made if cancellation notice is received at least ninety (90) calendar days prior to arrival date. If less than ninety (90) calendar days you lose your funds. Cancellations must be made and confirmed with Lea or Erika Thorson.
• Early Departures or Traveling during Your Stay: While we sympathize with unforeseen circumstances, or your interest in seeing other areas of BC once you have checked in, the spot is no longer available for others therefore no refunds will be given. If you wish to travel do it before or after your stay with us..
• No-Shows: If you have a confirmed reservation and you do not arrive, we will consider that to be a No-Show and you forfeit your funds paid. No Shows will be charged for ALL reserved dates.
• Important: We highly recommend that you contact your travel agent or credit card company regarding trip cancellation insurance to cover refund of accommodations costs in case of unforeseen changes to your plans (such as, delays, strikes, closure of air ports or roads, death in family, etc.).
Terms and Conditions
Trail or Horsemanship Lessons – Due to liability and safety issues guest wanting to ride will be assessed to determine their experience level. Dreamscape Ranch maintains the right to deny trail riding based on the riders assessment. We do offer riding lessons in our arena for less experienced riders. All riders will be required to read and sign a waiver and wear helmets (we have all sizes on hand). When riding at Dreamscape Ranch yours and the horse’s safety is our biggest concern.
Additional House Policies
• Dreamscape Ranch is Smoke-Free inside. If you are found smoking in the house, you will be asked to leave without a refund. The only area you are permitted to smoke is on the porch around the main house or the porch in front of the Jail House. You cannot walk the property smoking it is a fire hazard.
• Thank you for understanding: no candles, no body oils on bed sheets.
• We require a copy of your Travel insurance to keep on file.
• Rates/Policies are subject to change and may vary due to high impact periods and special events.
• Items left behind: Regular items left behind require you to contact us for returns. We'd be happy to put it in the mail or send it UPS C.O.D.
