Four of the houses will sleep 8 comfortably and the other will sleep 12. You are located close to Gas and many places to eat. You can actually ride your ATV or Side by Side to these destinations.

(Please note: These are original 70 to 100 year old homes that have been fixed up for ATV riders please don't expect 5 star. Thank You)

Kimball ATV Hideaway Cottage 1

This cottage has two large bedrooms with two sets of bunk beds in each. The bottom bunk is a full size and the top is a twin. The kitchen has a stove, refrigerator, sink and also a washer and dryer.

Kimball ATV Hideaway Cottage 2

This cottage has three large bedrooms with two sets of bunk beds in each. The bottom bunk is a full size and the top is a twin. The kitchen has a stove, refrigerator, sink. There are two full bathrooms with a showers.

Kimball ATV Hideaway Cottage 3 HOT TUB

This Cottage is set up as a two bedroom with 1 full bath. The two bedrooms have two queen size beds in each for a total of 4 queen beds.

This cottage is part of a duplex and is connected to cottage 5. It is a 4 bedroom that sleeps 8 comfortably .

Terms & Conditions

This is a NON SMOKING House

Cottages 3, 4 and 5 are Pet Friendly but there will be an additional $100.00 cleaning fee per pet. Cottage 1 and 2 are not Pet Friendly.

Damage/Reservation Deposit- A reservation deposit of $50 is required. This must be received within five (5) days of booking the reservation. If there are any of the below items found once checked out we will ask that you pay to correct any item.
* No Damage is done to unit or its contents, beyond normal wear and tear.
* No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
* All debris, rubbish and discards are placed in Trashcan, and soiled dishes are cleaned.
* All keys are left in the lock box and the unit is left locked.
* No linens are lost or damaged
* No early check-in or late checkout
* The renter is not evicted by the owner (or representative or the owner), the local law enforcement.

No Daily Housekeeping Services will be provided. While linens and bath towels are included in the unit, daily maid services is not included in the rental rate. We do not permit towels or linens to be taken from the unit.

Falsified Reservations- Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Written Exceptions- Any exceptions to the above mentioned polices must be approved in writing in advance.

Storm Policy- No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
