Rebel Realty and Property Management Rental Terms and Conditions and Policies
The MS REAL ESTATE COMMISSION REQUIRES ALL LICENSEES TO DISCLOSURE DUTIES.
PLEASE NOTE THE OWNER OF THE PROPERTY IS THE CLIENT. AS A RENTER, YOU ARE A CUSTOMER AND WILL BE TREATED FAIRLY. REBEL REALTY BROKER IS PAMELA C ROBERSON LICENSED BY THE MS REAL ESTATE COMNMISSION.
This contract is an agreement between the Guest and Rebel Realty and Property Management, LLC, who is acting as the owners representative for referenced rental property. All policies set forth in this agreement go into effect at the time of booking.
Owner agrees to provide unit in a clean, decent, and sanitary condition on arrival of renter. Renter accepts condo as is, and as shown on our website. Upon arrival, please inspect condo and notify Rebel Realty (662) 513-6262 of any problems within 2 hours of check-in. Renter agrees to give Rebel Realty a reasonable amount of time to resolve any problems that may be encountered on arrival at property. On some rare occasions, the condo may not be cleaned before check-in, by inadvertent fault of cleaners. If property is not cleaned with fresh towels and linens upon check-in or if you find any other problem(s), renter agrees to call Rebel Realty immediately, so that we may fix problems(s), as deemed necessary by Owner and at Owners sole discretion.
We are flexible on check in times based on your travel needs. An email is sent the week of arrival with final key instructions. At this time, please estimate arrival time to aid in our commitment to provide a clean unit.
We are flexible on check out times based on your travel needs, but please inform us the week of arrival to coordinate. Lost keys will result in the lock having to be changed and the guest charged for these services. Owner/Rebel Realty is not responsible for items left in the unit. Items found will be kept for 48 hours. If requested, items will be sent on request for a $20.00 fee plus actual shipping costs.
The departure cleaning fee includes the remaking of the beds with fresh linens, laundering bath towels, dusting, vacuuming and mopping all floors, and cleaning and sanitizing bathrooms and kitchen after your departure, and restocking paper products, garbage bags, shampoo, soap(body, laundry, and dish). You will be charged for any items are damaged or missing (including linens).
The emailed rental confirmation you received serves as confirmation of your reservation. Please review the information carefully to verify the property rented, the dates of the rental, and the applicable charges and any specific notes. Contact us within 24 hours of booking to report any errors. After 24 hours, the confirmation is considered accurate and all terms and conditions apply.
SECURITY DEPOSIT AND DAMAGES
Guest is financially responsible for any damages sustained during their stay which is not normal wear and tear (as deemed by owner/manager). If any damages occur beyond security deposit or are not reported, guest will be responsible for damage, and you will be charged for damages. A copy of you ID will be on file. Renter agrees to keep property in good, clean condition, not rearrange furniture and promptly report any missing/damaged items. Renter agrees to not access or open the owners locked closets in property. Owner or other authorized personnel reserve the right to enter the property at any time to investigate disturbances, occupancy or damage. Renter agrees not to bring pets into property or smoke in property. Evidence of pets or smoking will result in loss of security (damage) deposit, a minimum $500 charge, plus any additional cleaning charges.
A fifty percent (50%) of total rental is due at booking. The other half is due thirty (30) days prior to arrival. If booking is within 30 days of arrival, full payment is due.
Booking not secured until payment received. When payment post to account and booking is complete, there is a strict no cancellation policy.
Please report and damage or malfunction of equipment to Rebel Realty as soon as possible. Failure to do so may incur some liability to the guest. Owners representative may enter property at reasonable hours for the purpose of effecting necessary repairs and inspections and repair personal may enter the premises for the purpose of repair. Working condition of pools, hot tubs, air conditioning, television, VCRs, appliances, etc are NOT guaranteed. No refunds or rate adjustments will be made for mechanical failures or fire false alarms.
Refunds will not be made for inclement weather.
USE OF RENTAL PROPERTY
By accepting occupancy of the vacation rental property, the guest agrees to hold harmless the property owner, the management company and the association for accidents or injuries sustained while using available facilities, and at the property. By using these facilities or during your stay at the rental property, the guest assumes responsibility and liability for their own actions. Renter agrees to indemnify and save harmless Owner and the Owners representatives, and Management Company for any and all costs, expenses, legal proceedings, attorney fees, suits, claims or demands whether from loss of life, damage to the property, or injury to the Renter, renters agent, family or just enter the property of every kind and nature. Renter, renters family, guests, children, agents, employees or visitors must agree to abide by the Laws and City Ordinances of the City of Oxford. Renter must be at least 28 years old with valid Drivers License. The qualifying person renting the property is responsible for the conduct of all guests and other occupants, and that person must occupy the property for the full term of reservation. Loud music and large parties are not allowed in the property or on the property. Renter will maintain the premises in good order and appearance.
SUBSTITUTIONS AND REAL ESTATE LISTINGS
We reserve the right to move a reservation to a comparable property (if possible), if the reserved property becomes unavailable, without notice or liability. We will make every effort to notify the guest in advance of any changes when possible. The guest will be charged their reserved rate or less for the new property. Upon notification of the change the guest will be given the opportunity to cancel with no penalty should the new arrangements not be acceptable. After notification and acceptance, the normal cancellation policy will apply. A licensed real estate agent may show your property during your stay. If so, you will be contacted and given at least a 24-hour notice and the showing will be scheduled at your convenience. If the property is sold prior to your scheduled arrival date, the rental will most likely, be conveyed to the rental of the new owner. If not, you will have the option to switch to a comparable property if available or be refunded any payments made.
ERRORS AND OMISSIONS
Renter agrees to accept the rental property on arrival, provided it meets the basic description on the rental website. Renter will not be entitled to a refund or relocation to another property, and will have no claim or recourse against the Owner or Rebel Realty and Property Management, LLC. Every effort has been made to insure the accuracy of all printed, recorded, displayed and spoken information. Rebel Realty and Property Management, LLC is not responsible for changes in furnishings, colors, decorations, etc.
VIOLATION OF ANY OF THE ABOVE POLICIES
Many of the above policies are designed to comply with local laws, ordinances, association by laws or other compliance requirements, which owners are subject to. Others are designed to protect the rights of the owners and guests. By confirming this reservation, guest agrees to abide by these policies. Guests who violate the above policies are subject to eviction and forfeiture of all payments.
