Household Supplies:
All necessities are your responsibility. We have supplied you with items to begin your stay such as toilet paper, paper towels, dish soap and dishwasher tablets, and garbage bags.

Temperature:
Each home offers central air conditioning and forced heat. If you need air conditioning or heat, please adjust accordingly. If you choose to open the windows, please close prior to checkout.

Fire Ring & Patio:
A fire ring with Adirondack chairs, and grill is available for use. Please clean the grill after each use. All fires are to be strictly supervised by an adult. Be sure the fire is completely out before leaving it unattended. Please leave all areas in the condition you found them for the next persons use. DO NOT move picnic tables.

Barn:
THE BARN IS OFF LIMITS TO ALL GUESTS.

Parking: NO parking on the grass
---All guests in the Carriage House should park in the stoned driveway near the fire ring.
---All guests in the Country House should park in paved driveway


Departure

Check-out time is 10am.

Empty refrigerator and cabinets of all food.

All dishes are to be washed and put away including those in the dishwasher.

All trash is to be bagged and removed from the house and put in garbage cans located at the back of the house. The lids must be closed tightly. NO LOOSE TRASH!

All USED bed linens must be stripped from beds and put in a pile in the kitchen.

All USED towels must be put in a pile in the kitchen separate from the bed linens.

Please close the door securely and lock it when you leave. It will be secure with the keyless entry system.



Guidelines

There is absolutely NO SMOKING and NO PETS(unless arrangement with owners is accepted) permitted. An additional cleaning service fee ($500) will be charged to your account should we find evidence of smoking or pets. Any guests who disregard this rule will also be immediately evicted.

You are responsible for the cost of replacing any missing or broken furnishings.

No weapons of any kind are to be used on the property.

Guests are expected to maintain the house in the same condition as when they arrived. Furniture must be put in original places.

The property borders private property, please respect the privacy of our neighbors.

Please report any broken or malfunctioning appliances, electronics, heating, or cooling equipment immediately so we can have it repaired.

DO NOT FEED THE ANIMALS! Use caution around wild animals that travel across our property.

Personal Liability:
You are responsible for proper supervision of all guests in your party. The area is wonderful for activities such as biking, fishing, hunting, boating and hiking. The proper licensing and safety gear for all activities are your responsibility


50% deposit required to reserve the date requested which can be paid via credit card.
Requested dates can be held for 24 hours or pending receipt of deposit.
Reservations will be confirmed by email or mail upon receipt of your deposit.
Balance of payment and signed rental agreement due 14 days prior to arrival.
We accept all credit cards for payment.
If cancellation notice is received 60 days or more prior to reservation date - all monies paid will be refunded
60 days -14 days prior to reservation date - all monies except 50% deposit will be refunded.
If we are able to fill the vacant time period the deposit will be refunded less any difference in rental rate.
Less than 14 days prior to reservation date - all money received will be forfeited unless we are able to fill the vacant time period. If we are able to fill the time period, monies will be refunded less any difference in rental rate.

No Refunds will be given for early departure.
